The old Sun Bank property has sat vacant for the past 10 years at the corner of Atlantic & Surrey ave in Ventnor. But that’s all about to change
Ventnor Resident, Steve Labov of Shovel Ready, LLC, will soon take this abandoned commercial property in the North Beach section of town, and turn it into upscale housing.
Not only does this announcement bring more interest to this neighborhood, it should help increase property values too.
Why did it sit for so long? Some old-schoolers thought it should remain commercial. But new leadership, along with the new influx of home owners, helped push thru this smart project.
Projects like this will attract even more redevelopment to the neighborhood….and increase Ventnor property values, something of key importance to everyone, especially local taxpayers with no voting rights.
The Ventnor Planning Board approved all the variances and site plan approvals to build six housing units in three separate buildings.
All six units along Atlantic Avenue will have roof decks, ranging from 2,100 to 2,600 square feet. three & four bedrooms with an elevator and ocean view roof decks.

The project is designed by architect Stephen Maffei of Abitare Design of Philadelphia.
Along with the team here at DownbeachBUZZ, developers like Labov are bullish on Ventnor. So is our newly elected administration. Much more forward-thinking and receptive to ideas like these.
Ventnor Commissioner Landgraf is one such example of new leadership, he’s known for his strategic planning roles with the CRDA; Casino Reinvestment & Development Authority and the City of Brigantine as well.
For this project, 14 variances were granted. It works nicely with Ventnor City’s new master plan.
